This report used to be known as a “Periodic Inspection Report”, but the purpose is the same: making sure your electrics are safe and compliant.
Yes. In the private rental sector, an EICR is now a legal requirement. Landlords must have their property’s electrical installation inspected regularly and hold a valid report to show that it meets safety standards.
For homeowners, an EICR is recommended 10 years after a new installation. For landlords, the requirement is every 5 years, or sooner if the previous report recommends a shorter interval. Regular testing helps catch issues early and ensures the property stays compliant.
Ideally, yes, HomeSafe Electrical aims to test every accessible socket to give you the most accurate report. If a socket is unused, hidden or physically inaccessible, we’ll record it as a departure on the report so you’re fully informed.
For homes with up to three bedrooms, an EICR costs £180 + VAT. Larger properties or complex installations may require a bespoke quote, which we’re happy to provide once we know a little more about the property.
