EICR for Landlords in Bristol & North Somerset: What You Must Know

If you let a property in Bristol or North Somerset, electrical safety isn't optional — it's the law. Since 1 April 2021, every private landlord in England must have a valid EICR for each rental property. This guide explains exactly what you need, how often, and what happens if you don't comply.

What the law says

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must:

• Have the fixed electrical installation inspected and tested by a qualified person at least every five years
• Obtain an EICR confirming the installation meets the required standard
• Provide a copy of the report to existing tenants within 28 days of the inspection
• Provide a copy to new tenants before they move in
• Supply the report to the local authority within 7 days if requested
• Carry out any remedial work flagged as C1, C2 or FI within 28 days (or sooner if specified)

How often do I need an EICR as a landlord?

At least once every five years, or more often if the report recommends it. You'll also want a fresh report at the start of a new tenancy if your existing one is close to expiry. Keeping on top of this protects your tenants and keeps you on the right side of the regulations.

What happens if I don't comply?

Local authorities can impose financial penalties of up to £30,000 for non-compliance. They can also arrange remedial work themselves and recover the cost from you. Beyond the fines, an unsafe installation puts your tenants at risk — and that's a responsibility no landlord wants to carry.

What does a landlord EICR involve?

We inspect and test the fixed wiring — consumer unit, circuits, sockets, switches and earthing — then produce a clear report. Any issues are graded:

• C1 — Danger present, immediate action required
• C2 — Potentially dangerous, remedial work needed
• C3 — Improvement recommended (not a fail)
• FI — Further investigation required
